Shanghai PTArchitects: Winner of International Residential Architecture Awards 2024. The Heguang Mansion is located in the Shenzhen Sci-Tech Area of Baoding City and serves as a flagship residential project within the area. By integrating the characteristics of a city gateway and a premium residential district, the project leverages innovative planning, optimized product design, and a human-centered approach to create a high-end residential community with a modern academy aesthetic. The development takes full advantage of Shenzhen Sci-Tech Area’s strategic location, drawing on the resources of the Xiong’an New Area and Baoding’s superior educational infrastructure. This enhances the value of the region through innovative design and high-quality construction standards.

Planning and Design Innovation

The project covers an area of 4.06 hectares with a plot ratio of 2.03. The planning follows the principle of efficient land use, resulting in a development layout of medium- to high-rise buildings ranging from 13 to 17 floors. During the initial design phase, extensive simulations were conducted on plot ratios above 2.0, and after multiple adjustments, 2.03 was determined as the optimal ratio, balancing both the urban interface and internal community spaces.

The planning adopts a central garden concept, creating a large-scale green space of approximately 100 meters by 100 meters, seamlessly blending nature with residential life. This design not only provides residents with expansive landscape views but also optimizes building orientation and spacing to maximize sunlight and ventilation, enhancing both the comfort and ecological value of the community.

Structure and Materials

The building façade design incorporates the cultural heritage of the Lotus Academy with the modern and stylish characteristics of Shenzhen Sci-Tech Area. High-performance, environmentally friendly materials such as glass curtain walls, aluminum panels, and white textured coatings are employed to ensure both the long-term aesthetic appeal and energy efficiency of the. The triple glazed insulated glass curtain wall system significantly reduces energy consumption while greatly improving thermal insulation and soundproofing. Additionally, this project is the first residential development in Baoding to implement solar photovoltaic technology, with rooftop solar panels installed to further improve energy efficiency and environmental sustainability.

Transportation and Functional Layout

The project boasts a prime location in the northwest of Shenzhen Park, conveniently close to major urban thoroughfares, high-speed rail, and public transport hubs. The surrounding educational resources are excellent, with Baoding Elementary School nearby, and the area is well-supported by comprehensive commercial, cultural, and recreational facilities, further enhancing the community’s overall quality of life and convenience. The internal layout of the project is carefully designed, with the main entrance featuring a 70-meter-wide iconic entryway, ensuring a smooth and seamless flow from entry to home, and achieving efficient pedestrian and vehicular separation. The underground parking garage utilizes a spacious 8.4×8.4 meter grid system, providing enhanced parking convenience and efficiency.

Landscape Design

In terms of landscape design, the project blends the cultural essence of Baoding’s academies with contemporary landscape architecture principles, establishing a “one core, one loop, and one belt” landscape framework. The central garden serves as the community’s green lung, offering ample public spaces for residents. The fusion of academy culture and modern design is further exemplified in the Heguang Library, a cultural hub within the community. The library features a glass façade and a lightweight roof structure, harmoniously integrated with water features to create a tranquil, multi-functional space for leisure, reading, and social interaction.

Residential Unit Design The project offers three spacious layouts of 132㎡, 151㎡, and 182㎡. Following a strategy of maximizing resource utilization and enhancing overall quality, the designers have meticulously crafted a high-quality and comfortable living experience through refined design elements. Key features include a scenic elevator, private elevator lobby, dual-entry foyers (interior and exterior), expansive panoramic balconies, luxurious southern exposure, a grand living room, multifunctional spaces, integrated living-dining-kitchen areas, lavish master suites, and thoughtfully designed storage solutions. Additional premium features include extended open balconies, equipment platforms, and bay windows, contributing to a harmonious and poetic living environment.
