Jinhua Zheqi Real Estate Development Co., Ltd.: Winner of World Design Awards 2025. The project is located in a key plot within the Xiguan Area of Jinhua Economic & Technological Development Zone, occupying a total site area of 23,827.14 square meters with a plot ratio of 1.80. Anchored in three strategic planning principles—panoramic river views, vibrant spatial connectivity, and iconic urban frontage—the architectural layout is thoughtfully orchestrated to capture the scenic expanse of the Jinhua River to the north.

In response to complex site conditions, structural constraints, and material challenges, innovative strategies are employed to ensure design and execution excellence. The site’s significant elevation difference is resolved through a “waterscape terraces” concept, introducing tiered planting terraces and landscaped platforms to soften the eastern slope. This creates an open pocket park that guides pedestrian flow and invites public leisure, redefining the community entrance experience.

To optimize riverfront views, the design breaks away from conventional structural forms. River-facing residential units feature approximately 6-meter cantilevered spans with corner columns removed, opening living rooms to uninterrupted panoramic vistas. Precision-engineered structural systems ensure spatial openness while maintaining long-term stability and integrity.  

At the building entrances, handcrafted art glass transforms subtle color variations into layered, water-like textures. Paired with a meticulously tuned lighting system, the glass evokes a fluid ink-wash glow, strengthening an artistic touch and a ceremonial atmosphere.

The project redefines residential design by introducing sky gardens and a shared platform system. The sky gardens are positioned on alternating floors in a north–south orientation, creating a rhythmic vertical landscape while meeting regulatory requirements for openness. Meanwhile, cantilevered slabs between floors effectively mitigate direct sightlines between residential units, enhancing both privacy and spatial comfort.

The residential layouts prioritize spatial efficiency, achieving a high net-to-gross floor area ratio. By aligning the sidewalls of the living and dining areas and keeping bay windows flush with walls, the design enhances the overall sense of spatial coherence. The open elevator lobby within the core tube improves natural daylighting while contributing to optimized floor area utilization. The design embodies a user-centered philosophy, thoughtfully shaping every detail of the living experience. A network of sheltered corridors connects the lobbies of individual residential buildings, creating a fluid homecoming experience enhanced by facial recognition systems. The clubhouse features comprehensive amenities—including a gym, private banquet hall, water bar, and tea lounge—catering to residents across all age groups. Inside each residential unit, innovative storage solutions are thoughtfully integrated to balance everyday functionality with elevated living comfort.
