PSA Arquitetura: Winner of International Residential Architecture Awards 2025. Trees take center stage in this development, which blends contemporary architecture with a cosmopolitan atmosphere. Located in São Paulo’s western district, Arbórea Itaim seeks to bring nature closer to the residents of its 28 apartment units, all ranging from 472 m2 to 1,070 m2, each with three to four suites. A defining feature lies in the innovative rotation of the floor plans, ensuring unobstructed, lasting views toward Parque do Povo, Marginal Pinheiros, and the Itaim neighborhood. This strategy amplifies natural light while safeguarding vistas from potential future obstructions, a highly valued asset for the firm’s distinguished high-end clientele.

Defined by innovation, Arbórea Itaim was designed so that every resident could enjoy privileged panoramic views of São Paulo’s urban landscape, turning the view into a natural extension of the home. The landscape design extends from the street level to the façades, where abundant greenery is interwoven with the architecture. The flow between transparency and shadow of the vegetation serves to enhance its vibrancy, creating movement and a timeless elegance. Structural audacity is evident in the spacious private terraces, which allow for a variety of arrangements, according to the home owner’s tastes.
The bold architectural language aligns with global design trends, with generous mezzanine and ground floors providing residents with spaces for leisure, fitness, and relaxation. The common areas adopt a deconstructed rectangular format, encouraging integration and conceptual experimentation. Amenities include indoor heated pools – lap, children’s, and an ice pool for sports recovery – as well as saunas, massage and beauty care rooms, a jacuzzi, and a pilates studio. Recreational options extend to tennis and beach tennis courts. Residents also benefit from coworking spaces, a multifunctional party hall, and a children’s playroom overlooking internal gardens. Another stride towards accessibility for the residents is the highly efficient parking system, distributed across three basement levels with 95% of garage spaces free of tandem parking, and complemented by two private elevators per tower. It is evident that wellness and convenience are two core pillars of the lifestyle the project aims to offer. Situated in one of São Paulo’s most prestigious boroughs, Arbórea Itaim is integrated into its urban fabric, only 75 meters from Parque do Povo and less than one kilometer from Shopping JK Iguatemi.
