Colliers Define: Winner of World Design Awards 2025. The new Colliers headquarters in Warsaw is a bold statement about the future of work – a space that merges innovation, sustainability, and human-centric design. Conceived as a “Human Hub,” it redefines the role of the office, becoming a place for connection, collaboration, and inspiration. More than a workplace, it functions as a living showroom where clients can experience cutting-edge materials, technologies, and design solutions in action.

Designed for People

The design reflects Colliers’ brand values: collaboration, expertise, and entrepreneurship. Every element was crafted to support people, their evolving needs, and the hybrid work model. Built around the “Newffice” concept, the project introduces a new paradigm in workplace design, integrating physical space, advanced technology, and progressive work practices. Instead of traditional divisions, the office offers fluid, adaptable zones for focus, collaboration, and relaxation.

Supporting Technology

Technological innovations are present at every step — from hybrid meeting tools and intuitive space management systems to the ‘Innovatorium’, a dedicated showroom where clients can explore Colliers’ design capabilities through AI-powered simulations, virtual reality walkthroughs, and augmented reality mood boards. These tools not only enhance the design process but also empower clients to make informed, creative decisions in real time.

A Space with Character

The design balances modern aesthetics with warmth and local character. The client zone evokes a boutique café atmosphere, while the central area, called “Bloom”, transforms throughout the day — from creative workshops to social events. A bespoke ceramic wall installation in the kitchen, created by a Polish artist, gives the interior a unique character and cultural roots.

Sustainability in Practice

Sustainability was a guiding principle. The majority of furniture was reused, and materials were selected for low embodied carbon and future adaptability. All greenery from the previous office was relocated and expanded, ensuring every employee is within 10 meters of a plant — fostering a connection to nature.

A Model for the Future The Colliers Office is more than a workplace – as a showroom and collaborative space, it opens its doors to clients, partners, and the local design community, promoting sustainable practices and forward-thinking design. It integrates seamlessly into Warsaw’s urban fabric, offering a space that inspires and educates.
