Palmer and Turner Consultants (Shanghai) Ltd.: Winner of World Design Awards 2024. The “Jinling Central” is a TOD project located in the core area of Nanjing, which is a famous CBD with a history of nearly 100 years and is known as “China’s first business district”. This is the beginning of the urban renewal of Xinjiekou.

Site A consists of a seven-storey commercial auxiliary building S1 , B1 retail, B2-B4 mechanical and electrical room and parking , as well as two towers above ground —— 234.95m super-high-rise office tower T1 and the 161.05m super-high-rise serviced apartment tower T2. Site B includes a four-storey commercial podium S2, B1 retail, B2-B4 mechanical and electrical room and parking, and a 99.9m office tower T3. There is an underpass on B1 and B2 from site A to site B, and an above-ground bridge on the third floor.

Activating the Xinjiekou

With the aim of creating a vibrant hub, this project aims to design a dynamic gathering place that combines modern and traditional elements to offer a multi-layered commercial experience. From the underground urban oasis to the semi-open pedestrian street at ground level, and up to the green artistic aerial walkways and high-level sky gardens, a diverse spatial interaction is formed. The project focuses on enriching activities and creating pedestrian experiences. The conceptual plan starts from Zhongshan South Road, aiming to create a strategically positioned and grand landmark that leads visitors to the large square adjacent to this project , making it the true focal point of the city.

Connected Communities

The project serves as a window for international visitors to access Nanjing, while also a new destination for local residents. The project achieves a perfect balance of meeting diverse needs and creating a vibrant and dynamic gathering place. The master plan carefully considers various functions, leading to a well-organized integrated design. Realizing project connectivity also need to address the challenges of site conditions. Recognizing the functions of underground levels around Xinjiekou, the project provides efficient underground connectivity to enhance immersive cultural experiences and increase vitality for all users.

Capturing the Vibrant Streetscape The planning for both above-ground and underground is an important element for the project. The cultural facilities are put in the lively podium spaces, creating a visually comfortable pedestrian environment, attracting visitors, and offering a comprehensive commercial experience that traverses the entire site. Traditional spatial boundaries are blurred, with indoor and outdoor spaces seamlessly integrated as one. The central commercial “podium” will be the highlight of the master plan, with its top-level media center becoming a new destination and the crown jewel of the Xinjiekou.
