FTA Group+Wuxi Mems-Park Investment & Development Co.,Ltd.: Winner of World Design Awards 2024. China Unicom Optoelectronic Communication Industrial Park is an important carrier for the spatial layout of China’s silicon-based optoelectronic industry. Located in the core area of Taihu Bay Science and Technology Innovation City, the project covers a total construction area of 316,500 square meters. It will focus on silicon photonics, artificial intelligence, future network and other hard technologies and give full play to the advantages of “Asia’s best incubator” to create a flagship park in Taihu Bay Science and Technology Innovation Belt.

During the design process, the architects implement the concept of integrated development of “science, industry, city and people” to form an innovation area of “LIVE+WORK+PLAY”, showing the attributes of urban organism and the great potential of promoting healthy development of the city, and more importantly, restoring the original intention of the city, that is, building a city for the people.

The overall planning of the park adopts the “grid-like” “small plot” block form to promote the interaction of talents and production factors in the park, so as to enhance the innovation and competitiveness of enterprises in the park. Each neighborhood is seen as a “stem cell” for the healthy development of the city, which puts people first and achieves approachable walking distance. The project comprehensively considers the street space, buildings along the street and landscape system, and provides a complex public space for enterprise employees and urban residents through the design of different levels of greening system and public space.

The project builds two 100-meter-high towers at the main urban image interface. The four-petal flower shape on the top of the tower represents the city flower of Wuxi, which is the flower of science and innovation co-existing with the city. Inside the petals is a rooftop parlor overlooking the city, which brings value space for enterprises to improve quality. 

The flexibility of space and the sustainability of construction are the development trends of future industrial parks. The design provides working space with multiple combination possibilities and flexible development potential for the settled enterprises. The design of office space is mainly modular large penthouses, as the high growth of the digital enterprises to be settled makes it possible to achieve explosive growth in a very short period of time. Detachable floors are installed on each floor to provide solutions of different sizes for businesses undergoing changes in scale. Storey designs with high adaptability and matching attribute are provided to meet the needs of office, production spaces and other product application scenarios.

The project uses four low-carbon measures, namely passive structural insulation, air conditioning and energy-saving lighting, photovoltaic capacity, horizontal shading device, low-carbon materials and smart construction, to create “near zero energy building”. The landscape design continues the theme of flowers in four seasons, and adopts the flexible and elegant design language shaped like petals to organize the dynamic commercial district, the artistic exhibition hall courtyard and the ecological industrial courtyard, forming a compound life park with unique features. A number of energy saving measures are adopted to improve the efficiency of water use in the park and effectively implement the sustainable design concept.

Nowadays, there is a situation that the intensive use of land and the needs of people’s work and life tend to compound. Therefore, the LWP innovation zone (working scenario, living scene and entertainment scene) is designed to create a miniature version of “micro city”, explore the symbiotic relationship between the industrial park and the city, improve the regional slow traffic system, supplement the missing public service facilities in the area, and complete the urban planning pattern.
