Beijing Building Industrialization Group Corp., Ltd.: Winner of World Design Awards 2025. The Pinggezhuang Village Collective Rental Housing Project, located in Fangshan District, Beijing, occupies a site of approximately 74,363 sqm with a gross floor area of about 152,481 sqm. Comprising 18 buildings and 2,708 units, it delivers an innovative, high-quality solution to support the city’s affordable rental housing initiative.

Design Concepts & Innovations:

  1. Adapting to Local Conditions, Sourcing Locally

Guided by the principle of “adapting to local conditions and sourcing locally,” the design preserves 35 mature plane trees and the existing road network within the site, reducing costs while preserving memory. A central green axis is formed along a plane tree-lined boulevard, with leaf-inspired elements integrated into the landscape and signage system, creating a unique fusion of nature and humanistic design. Around this green axis, enclosed courtyards establish a unique sense of place.

  • Vibrant Community, Humanistic Settlement

Building on the preservation of existing vegetation and roadways, the master plan takes shape along the municipal road and the plane tree boulevard, organizing the site into north–south zones across east and west plots. Inspired by the idea of “City and Settlement,” the design seamlessly weaves together the urban frontage with the inner courtyard clusters. Buildings are configured on a standardized orthogonal grid layout to enhance construction efficiency and cost control, while interwoven landscape corridors introduce organic vitality—achieving a harmonious balance between modular prefabrication and spatial fluidity.

Application of Industrialized Prefabricated Components

The project integrated modular prefabrication with early-stage design detailing to significantly enhance construction efficiency. The integrated design process spanned architecture, structure, and MEP disciplines, fostering close collaboration. It ensured precise compatibility between modular components and all building systems while avoiding conflicts during construction. Early detailing refined component dimensions, joints, and material specifications, enabling seamless coordination across production, transportation, and installation. Together, these strategies optimized both design and construction, greatly improving overall efficiency.

The project employed a comprehensive system of industrialized prefabricated components, ranging from precast wall and floor slabs to integrated kitchens and bathrooms, RFC partitions, modular balconies, MEP cabinet modules, service shafts, and utility bands. All components were precisely manufactured in factories to ensure accuracy and stability, greatly reducing on-site wet trades and streamlining installation. This approach not only accelerated construction, but also improves building quality and long-term durability.

Project Outcomes and Demonstration Significance Overcoming multiple challenges while prioritizing ecological protection, the project employed highly industrialized construction methods to reduce on-site processes by 50%, shorten the construction timeline by 70%, and cut labor demand by 50%. It sets a new benchmark for affordable housing development in Beijing, providing a replicable model for high-quality prefabricated construction and contributing valuable insights to advancing the industrialization of China’s building sector.
