PSA Arquitetura: Winner of World Design Awards 2025. Located in one of São Paulo’s most valuable urban areas — the surroundings of Brigadeiro Faria Lima and Juscelino Kubitschek avenues — Union Faria Lima redefines the standards of corporate architecture with a cosmopolitan approach. The project embraces a vision of urban generosity, creating not only a high-performance workplace but also a civic gesture that enriches the public realm.

The site extends across two fronts, facing Atílio Inocenti Street and connecting through a landscaped plaza to Leopoldo Couto de Magalhães Street. This dual access enables a fluid integration with the neighborhood and positions the tower as an elegant urban belvedere. Elevated on 10-meter-high pilotis, the building enhances porosity at ground level, inviting pedestrians into its open square and fostering permeability between city and architecture.

Union Faria Lima is composed of two staggered volumes, strategically arranged to maximize natural light and optimize site occupation. The façades are articulated through a refined palette of high-performance glass, champagne-anodized aluminum frames, and black granite. The modulation varies along the vertical axis, generating rhythm, transparency, and a sense of dynamism that resonates with the architectural language of contemporary corporate buildings.

Internally, the tower offers 10,083 m² of leasable area distributed across 20 floors, with flexible plates ranging from 319 m² to 603 m². Designed for multi-tenant occupation, the layouts accommodate a broad spectrum of corporate demands, prioritizing efficiency, comfort, and adaptability. The project was fully modeled using BIM (Building Information Modeling), ensuring precision in design coordination, predictability of schedules and costs, and long-term optimization of resources.

Sustainability is embedded as a design driver. The building incorporates rainwater harvesting, a recycling center, generous natural lighting strategies, EV charging stations, and bicycle facilities. These features align with the surrounding cycling infrastructure and encourage low-carbon commuting, while the building’s material performance reduces energy demand and enhances workplace well-being.

At the ground plane, the architectural design emphasizes permeability and human experience. A generous canopy and covered passage create a sheltered threshold, while the open plaza and carefully designed circulation routes invite users and visitors alike. This attention to the quality of public space reflects the project’s broader ambition: to merge technical rigor with contextual sensitivity and to reaffirm the role of architecture as an active agent in shaping urban life. Union Faria Lima thus stands as a contemporary corporate landmark — one that materializes precision, efficiency, and sustainability while engaging meaningfully with the rhythms of São Paulo’s most dynamic business district.
