Boa Vista Village | PSA Arquitetura | International Residential Architecture Awards 2024
PSA Arquitetura: Winner of International Residential Architecture Awards 2024. Located in Porto Feliz, in São Paulo’s countryside, Boa Vista Village serves as a retreat for city dwellers, surrounded by nature. The project emphasizes its volumetry, program zoning, and landscaping to seamlessly integrate its scattered components across the various implementation zones. One of the architects’ priorities was to determine the density and height of the buildings to preserve open horizons, enhancing the bucolic character of the region.
Masterplan
Boa Vista Village’s masterplan was conceived to make it a true weekend destination, boasting the qualities of the finest residential developments in Brazil and worldwide. The program recreates the atmosphere of a small seaside town, characterized by beauty, comfort, relaxation, leisure, fine dining, and retail quality, all surrounded by rolling hills and valleys. Spanning an impressive area of 2 million m² within a preserved and lush Atlantic Forest region, the masterplan harmoniously integrates nature with the project’s design.
The project’s expansive plateau, with a gentle slope, was strategically used to locate the wave pool, its amenities, and the other facilities of the Little Village.
Architecture
The architecture of Boa Vista Village is designed to harmoniously integrate living spaces, leisure facilities, and the natural landscape, creating an immersive experience that celebrates comfort, elegance, and well-being.
The main building of the Boa Vista Village Surf Lodge residential units, offering one to four suites, on the upper floors, while the lower floors and ground level are dedicated to the lobby and shared common areas for guests and residents. From the lobby, visitors can access a pleasant square and porte-cochère at the front of the building, while the opposite side leads to the sandy beach and the artificial wave pool powered by PerfectSwell technology. Beyond the outdoor pool lies the Amenities Club and the indoor pools of the Surf Lodge, further enhancing the wellness offerings.
The private areas provide spacious bathrooms designed for relaxation and self-care, while the social spaces integrate living rooms, kitchens, and terraces, fostering a seamless flow for family life. Residences range from one to four suites, with built-up areas thoughtfully positioned along the hills to preserve and enhance the surrounding greenery.
Attention to detail in materials and finishes elevates the architectural character of the Village. Dark green tiles were chosen to add sobriety and freshness to wet areas and exterior finishes, featured in the indoor pool area, the Amenities Club awnings, and window frames. Matte green aluminum is applied to the window frames, upper moldings, and concealed shutter boxes, contrasting elegantly with the transparency of the glass.
The use of traditional London-style bricks brings timeless elegance and warmth, making the Village an inviting space for permanent or seasonal residences. Complementing the green accents, light-toned paint reinforces the serene and sophisticated ambiance of the Village.
Light wood finishes, aligned with the interior design, enhance the natural illumination in the shared internal areas and the lobby. For outdoor spaces, travertine Navona stucco and honed finishes were used for the pool deck, the indoor pool cladding, and the external flooring of the Amenities Club, adding a touch of refinement and continuity to the architectural narrative.
Surf Lodge and Facilities
The creation of a wave pool is the project’s primary innovation, not only from an architectural and masterplan perspective but also for introducing a unique lifestyle element with high added value. This type of pool offers a one-of-a-kind leisure experience, standing out as an exclusive and differentiated feature by providing fun and entertainment in an unconventional way. This innovation brought with it technical challenges, such as the placement of the PerfectSwell technology equipment. The solution was to allocate the machinery on the lower floor of the building, which also houses the Boa Vista Village Spa, enhancing the functionality of the space while preserving the views from other buildings overlooking parts of the Spa.
Another significant aspect is the pool’s ability to attract diverse audiences. Whether through its contemplative appeal or the opportunity to engage in water sports, it caters to residents seeking entertainment and relaxation across all age groups, as well as visitors and tourists eager to enjoy a unique leisure experience during their stay in the condominium. Finally, the wave pool introduces a market differentiation component, positioning this innovation as a decisive factor for potential buyers and future investors who are enthusiastic about the proposal of a new lifestyle materialized in this project.
Landscaping
The landscaping complements the natural surroundings and extends the beauty of Fazenda Boa Vista. The design ensures a harmonious connection between the built environment and the lush, rolling landscape, further enhancing the immersive experience of Boa Vista Village.
