McClellan, Badiyi & Associates Architects: Runner-Up of World Design Awards 2024. YMCA of West San Gabriel Valley was able to obtain a State Grant of 1.2 Million to proceed with this project. From the outset, there was massive fundraising to be able to increase the very tight grant budget. Project went through several round of major value engineering and cost reduction as well as re-design which resulted from addressing only major priorities of the program.

Regardless of budget being extremely low, at last, all the efforts of the team members from owner, to architect, engineers and the general contractor paid off and a very successful facility came to existence. The project is 5,800 sf, single story building. Within this facility, there are three large classrooms each around 800 sf. The program created an office for the director of the facility as well as a medical nurse for any emergency assistance. There is a canopied area adjacent to the proposed building utilized as playground for children while is fully supervised through the windows of the nurse and director’s office. There is also a kitchen to teach the students on cooking various foods or deserts. As part of value engineering, there is high roof and low roof. The high roof area accommodated classrooms and the low roof accommodates the low ceiling spaces such as offices, kitchen and restrooms as well as mechanical areas. The exterior design respected the existing building’s design vocabulary and made major effort to be viewed as part of the original facility and not to apart from it. Project also had to create outdoor storage and new trash area enclosure. There were major modifications to the adjacent parking area’s both upper and lower level to accommodate vehicles not just for the Daycare but also for the entire campus. Per regulations of YMCA, Project was photographed at the time it was not occupied.
