Pioneering urban renewal of Guangzhou, building a brand-new benchmark for the traditional
southern central axis. By supplementing the shortcomings of urban public service resources,
addressing the shortcomings in urban public service resources, to thoroughly renovate the
urban cover of Guangzhou’s traditional old town in the Deshenggang renewal project.

得胜岗片区自主更新是由广州安居集团牵头的重点城市更新示范项目。项目位于广州市老城区,海珠新活力文商旅融合圈范围内,属传统中轴线南延段。项目以“好房子、好小区、好校园、好社区、好城区”为框架,从建筑产品、社区空间、城市功能到区域活力,全维度层层递进实施更新改造。将注重人居环境改善,让城市留下记忆。在高密度城市的语境下,通过立体空间和复合功能注入鲜活的社区凝聚力,打造“老城市焕发新活力”的城市更新范本。
The Deshenggang Urban Renewal Project is a key demonstration project led by Guangzhou Anju, in collaboration with multiple parties and local residents. The project is located at the old town of Guangzhou, within the scope of the Haizhu New Vitality Cultural, Commercial, and Tourism Integration Circle, and belongs to the southern extension of the traditional central axis. The project is based on the concept of creating “better houses, better neighbourhood, better campuses, better communities, and better urban areas”. It aims to update and transform the city from several dimensions, including building products, community spaces, urban functions, and regional vitality. The proposal of the design is targeting at improving the living environment for the residents, and maintain the original daily life scenario within the city. Introducing a model of urban renovation scheme in the context of high-density cities, through applying the multi-level space and composite function within the project itself to form a compacted diversative community.

0. DESIGN GOALS: Eliminate potential safety hazards in existing houses;Improve the quality of urban living environment
现状建筑建成于上世纪60-70年代,主体结构、材料、设施均已严重老化。居住空间无独立厨厕,和排污设施,环境较恶劣。场地道路狭隘,交通纾解能力受限严重。经走访调研,居民改造意愿非常强烈。
The existing buildings were all built in the 1960s and 1970s. The main structure, materials, and facilities of the building have all severely aged. The living space does not have independent kitchens, toilets, and sewage facilities,and the living environment is extremely poor . The narrow roads on the site limit the ability of traffic diversion. After interviewing and evaluating, it was found that the original residents have a strong desire for renovation.

关注细节——强化综合承载力,户型注重厨房,卫生间等高频使用空间的实用性和高效性。多个家庭成员可同时使用不同区域,适应现代生活习惯。危旧房居民提供不仅只是成套化改造的刚需增补,更在于以人为本的生活品质提升。
Precise Design: Beef up the Comprehensive Bearing Capacity.
The layout of the apartment emphasizes the practicality and efficiency of frequently used areas like the kitchen and bathroom. Family members can use different parts of the place simultaneously, which fits modern living habits. For people living in old and shabby houses, it is not just about meeting the basic need of a complete renovation, but also to embrace a people-centric enhancement of living quality for residents.
百变户型——家庭全生命周期的户型设计,预留户型“生长缝”,从优化户内结构出发,营造通透大空间,满足所有功能区灵活划分。全龄段精细化设计适应独居、育儿、二孩、居家办公、养老护理等多阶段需求,真正实现”房子适应人,而非人适应房子“。

Multi-functional Daily Life Spaces : Make the Living Areas in the Apartment More Social.
The kitchen, dining room, living room, and other areas share a mutual visual interaction. This can meet the needs of different scenarios, like relaxing and socializing, playing with kids, watching movies and having fun, working out, studying, etc. Ensuring the home become a warm “container of life” where you can really enjoy it.
海量收纳——设计考虑复合式卧室、书房,充分利用多动能飘窗柜、功能房和走道灵活组合的一体柜,独立公共储藏间等户型边际空间进行收纳设计,形成立体收纳矩阵及动线收纳环。

2. Better Neighbourhood: A Public Sharing Community That Is All-Age Friendly And Available 24/7
从传统封闭的居住容器,转变为立体、乐活、开放共享的”邻里社交平台”,自上而下打造革新性的都市人居生活核心。利用架空层创造高效便捷、空间通透、四季宜候、风雨无阻的公共活动空间,提供室内外功能相互促进的社交场所,24小时对外开放连接各公共服务功能,为原本狭窄的街道打开”人人能用,时时能享”的社交角。在高密度场地中,向上延伸更多公共休闲的绿地聚场,同时形成富有岭南在地特色的骑楼空间,在小区内实现互不干扰、人车分流的有序交通组织
By utilizing the elevated ground floor, we have created an efficient, spacious, and sheltered public areas that effortlessly blend indoor and outdoor activities for better engagements. This 24/7 open space connects various public services and turns once-narrow streets into vibrant social corners—accessible to all, available anytime.
Within this high-density site, we extend green gathering spaces upward for more public leisure areas. At the same time, the design incorporates with Lingnan-style arcades which is the result of maximizing local character. Inside the neighbourhood, an organized traffic system ensures clear separation of pedestrians and vehicles, allowing each to move smoothly without interference.
3、好校园:多层交互 多元乐活
3. A Better Campus: Multi-dimensioned and open connection;diverse extracurricular LOHAS
空间革命 从“平地”到“立体”——通过立体抬升操场为绿色基座,形成多首层、多维度、多联动、多功能的活力校园。平台之下,释放大片无风雨活动空间与特色教学功能相结合。平台之上,自然衔接,创造阳光活力的跑道及广场。平台之间通过立体游戏与探索路径串联,丰富课间体验。
Spatial Revolution
From Flat to Multi-Dimensional: By elevating the playground to form a raised green base, we create a vibrant, multi-level, multi-functional campus that operates across multiple dimensions and encourages diverse interactions.
Beneath this platform, extensive covered activity areas are freed up and integrated with specialized learning spaces, offering shelter from the weather while enabling innovative education. On the upper level, the design seamlessly connects running tracks and lively plazas, inviting movement and outdoor engagement.
All the platforms in different height are connected in a way to provide an exploration routes for students to walk through in between break time, turning the circulation into a dynamic game experience to enrich the day-to-day school life for pupils.
功能复合 从“通用”到“专用”——从标准教室到专属天地,形成一个旧城区的教学综合体。设立科教、文体美术、器乐等丰富特色专业教室赋能新时代校园。各教室标注化、模块化、智能化设计,可灵活布置不同形式的教学活动。新增室内体育运动场地,打造全天候”活力环
Multi-Functional Integration: From Generic to Specialized
Moving beyond standard classrooms into dedicated learning environments, this campus becomes an educational unit within the urban fabric. Specializing spaces for science, athletic, arts and musical instrument were applied within the school to adopt a new era of learning. Each classroom is standardized, modular, and smart-enabled, allowing flexible setups for diverse teaching scenarios. An indoor sports venue is also added, forming an all-weather “vitality loop” that energizes daily campus life.

Smart and Efficient: From Conventional to Future-Ready
A thorough redesign scheme in relationship to the campus entrances, an underground pick-up/drop-off zone were applied. The circulation flow seamlessly which connects with the surrounding traffic.
This enables a smart “one-stop” system that separates vehicles and pedestrians. Supported by an efficient, fully integrated smart campus platform which targeting to provide a better overall serves to all users. The school offers a peace of mind for parents, joy for students, and a supportive environment for staff—building a brighter, more connected educational community.
4、好社区:和和美美 和谐共生
4. A Better Community: Harmony and Coexistence
公共服务设施从“配建任务”,转变为提升居民幸福感和社会价值的“活力引擎”。结合嵌入式、集群式优质配套塑造“完整社区”,推进社区功能立体开发,打造社区服务综合体:一个以文化体育与社区商业为主要功能的邻里中心;一个医疗结合养老功能的医养中心。构建5分钟便民生活圈,有效补充城市功能,提升区域综合承载力和宜居性。
This vision is realized through a comprehensive community service, featuring:
A neighbourhood centre focused on culture, sports, and local commerce and a healthcare hub integrating medical and elderly care services.
Together, these elements form a convenient 5-minute living circle that effectively complements urban functions, boosting the area’s overall capacity and liveability.
5、好城区:老城市 新活力
5. A Better Urban District: Vibrant Old City, New Energy
社区全局规划,活力底盘编织城市新生活。弥补旧城一老一幼设施、共享空间、公共服务的稀缺;无缝衔接周边社区;改善现状无序、复杂的步行系统;纾解片区公共交通压力;创造全时友好的城市客厅。建筑立面与时俱进,革新老城中轴的街道形象、城市风貌及天际线,增强城市标识性。
Through integrated community planning, we are plotting a vibrant foundation for a renewed urban lifestyle. The project addresses the lack of facilities for children and the elderly,shared spaces, and public services in the old communities;seamlessly connecting surrounding communities. It improves the currently chaotic and complex pedestrian network, eases public transport pressure, and creates an always-welcoming “urban living room” for all.Building facades are thoughtfully updated, revitalizing the streetscape and skyline along the city’s historic central axis. This enhances urban identity, giving the old city a fresh, contemporary presence.
